ESG & Sustainability
ESG considerations are the single largest challenge but also an opportunity facing the built environment today.
Whether you are an investor or an occupier the acronym ESG will mean something different but is it still a critical part of todays and tomorrow’s real estate strategy?
As far back as 2017, Black Cat have worked alongside delivery partners providing advice in this sector. In a rapidly evolving and maturing market, we are uniquely positioned to provide clients with tangible, real world advice across all asset classes.
Black Cat provides bespoke services to allow you to manage sustainability risk in your portfolios;:
- Decarbonisation Strategies
- EPC Enhancements
- ESG Technical Due Diligence
- ESG Project Management
DECARBONISATION STRATEGIES
We can assess your buildings existing carbon usage by collecting data and understanding the inter-relation with the building fabric. Opportunities, costed reliably, can be identified to reduce carbon usage over an achievable time period which improves a assets’s ‘stranding date’ thus rendering the property more valuable for a longer period of time.
Black Cat can lead the implementation of identified measures and plan for future improvements by integrating them into a holistic Building and ESG Maintenance Plan.
By considering buildings fabric and areas where carbon reduction can be achieved we can offer solutions on how to best employ expenditure.
EPC ENHANCEMENTS
By 2030 it is planned that ALL commercial property in England and Wales will need to achieve an EPC rating of B or better based on today’s metrics. We are working with investors to review portfolios of stock and identify buildings that require enhancement to improve their EPC rating which in turn benefits value and marketability. By undertaking an ‘enhanced EPC’ and working closely with the EPC assessors we deliver rational and costed advice to clients that allow them to make informed decisions that work in both the EPC Model world and the real world. We add value to EPC recommendations by taking into consideration factors such as leases, occupier requirements, existing condition, element life expectancy, logistics and delivering the EPC improvements for the most efficient cost.
ESG TECHNICAL DUE DILIGENCE
We provide wrap-around advice alongside traditional purchase or vendor technical due diligence which informs parties as to the current performance of properties, benchmarked against similar assets with clear potential enhancement opportunities post-sale or purchase.
ESG PROJECT MANAGEMENT
Key to our project management offering is the responsibility and opportunity to improve the built environment in which we all live and work. There are huge potential benefits that can be levied at the project’s design, construction and operation to enhance the communities’ long-term experience and engagement with a place. Our project management team work collaboratively with the client and the wider stakeholder team to identify and implement these measures whilst working within budgetary and programme constraints.
