Dilapidations

Black Cat was instructed to prepare a Terminal Schedule of Dilapidations following the tenant’s vacation of the unit.  A financial settlement could not be reached with the outgoing tenant and Black Cat was subsequently instructed to seek competitive tenders to demonstrate the market cost of undertaking the works.

The Client took the opportunity to carry out some improvement works at the same time and Black Cat was subsequently appointed to Contract Administer the works on behalf of the Landlord.

On completion of the works, an increased revised Schedule of Dilapidations was prepared and a financial settlement equal to 75% of the overall claim was reached.
