The Workforce Development Trust appointed Black Cat Building Consultancy to undertake a technical due diligence exercise in connection with the acquisition of the freehold interest of Vertigo
Historically, the site housed a lead shot manufacturing facility which incorporates the ‘tower’ element of Vertigo. Whilst the industrial buildings were demolished to the lower levels and new office accommodation constructed, the tower was retained and refurbished to provide boardroom accommodation to the pod. The tower is now classified as a Listed Building.
Our due diligence review included undertaking a detailed inspection and commenting on the condition of the building fabric and M&E installations (by a services consultant), review of the site and any boundary issues, full review of existing leases with commentary on the covenants contained therein together with reviewing and identifying any concerns with statutory or legal compliance issues (from a building surveyor’s perspective). We also provided budget costs for remedial works identified and have subsequently been instructed to design and tender these works. Black Cat have also been instructed to prepare dilapidations claims against the tenants on behalf of The Workforce Development Trust.
