The tenant failed to leave the property in repair and Black Cat were appointed to advise in respect of the dilapidations. The landlord required the property to be put back into a condition and layout as required by the lease ready for re-marketing within the shortest possible timescale
The tenant’s offer of a financial settlement was unacceptable so to demonstrate the true value of the works competitive tenders were sought. Tenders were assessed and a contractor appointed.
Having demonstrated the landlord’s loss we were able to reach an appropriate financial settlement with the outgoing tenant whilst at the same time contract administrating the works.
The works completed within 8 weeks, ahead of programme and within budget.
