Black Cat was appointed to design, and project manage, a comprehensive 120,000ft² warehouse refurbishment of Solar 120, Warrington, on behalf of CBRE IM and Harlex.
We worked closely, alongside the Client Team, to reimagine the term “refurbishment” with a focus on the most sustainable building possible, energy independence and a huge emphasis on the well-being of its future workforce.

We had to redefine what a refurbishment of a distribution warehouse should be, we had to challenge tradition and reposition the whole team though the process to challenge themselves. This was to be far more than a tick box exercise and the Fund was fixated on the built environment’s impact on the local ecological system, the wider environment and perhaps, for the first time in our experience, the Social and Governance challenges around ESG.
It was fantastic to witness the wider Black Cat Team doing their thing encompassing Architecture, Design, Measured Surveys, Fire Consultancy and Project Management. The Quantity Surveyors will get their turn on the next project, we are sure! The collaborative efforts of the whole team resulted in a brilliant result and the video speaks volumes.
What we have delivered is a vibrant, light, bright distribution facility with cutting-edge PV and inverter technology to convert the direct current (DC) produced by the solar array into the alternating current (AC) that the new occupier will use each day. At the same time, the employees will enjoy nature, sports facilities and pitches, beehives and bird and bat boxes. This facility is a brilliant example of an ambitious client who is fully committed to challenge the status quo and push the boundaries of all three aspects of ESG.
This distribution facility is not only a fantastic place to work but also an amazing asset to hold. With certifications including BREEAM excellent, EPC A+, and a Zero-Emission Building (ZEB) in operation, it stands as an energy independent facility delivering 700kW of renewable power. The facility also provides a habitat for bees, bats, and birds, while accommodating a new logistics tenant.
