Black Cat Building Consultancy was appointed to undertake a technical due diligence exercise in connection with the acquisition of a long leasehold interest in the property for investment purposes. Given the relatively simple nature of the buildings Black Cat inspected the services installations from a building surveyor’s perspective only, thus saving fee costs associated with appointing a services engineer.

The retail development had only been constructed five years earlier and was therefore in good condition. The focus of our time was spent reviewing leases to check that tenants occupied on full repairing terms and had unfettered responsible for making service charge contributions. Furthermore we checked that a full suite of design and construction warranties existed for the development and advised that our client’s solicitors check that these were assignable to our client upon purchase.
