Black Cat Building Consultancy, were instructed to conduct an inspection of Alchemy, Welwyn Garden City, Hertfordshire, to provide a 10 year Planned and Preventative Maintenance Schedule and Report (PPM). Forming part of a wider instruction of activity for the client. The PPM report was requested to provide guidance for the client regarding likely repair and to enable effective management of the service charge. Or replacement liability to the Landlord.
The report provided professional guidance to allow Somerset District Council to establish a budget for the future maintenance of the property covering; facades, the residual building envelope and internal common areas.
Report findings were of provided over a 10 year programme of repair for fabric and mechanical elements, with subsequent costings. Black Cats reporting includes a ‘dashboard’ of summary graphs and information providing quick and easy summary of key items for the managing agents.
The client, who’s asset is occupied by tenants such as the Environment Agency and Deutsche Telekom (T Mobile) were pleased to be supported by Black Cat.
