Black Cat Building Consultancy were appointed to prepare the property (a seven-storey building constructed in two phases between 1967 -1969 including basement and ground retail and offices to the upper floors) for sale.
A pre-emptive Building Survey was undertaken from a purchasers’ perspective to identify likely issues that may arise during the sale process, then a technical appraisal of the building which was to be assignable to a future purchaser. This included a full investigation into the known HAC in the building, a review of background information available and the procurement of certain works.
We were able to confirm the concrete to be good quality and strength tests showed it had not suffered during the conversion process. Previous consultant reports were proven to be unfounded and Black Cat were able to offer an assignable report to the market.
